The revamped Public House and Garden is expected to debut Dec. 21.

Originally opened in 2013, Public House and its neighboring sister restaurant Antihero were sold earlier this year by Working Class Outlaw Group, which oversees Ferndale’s Imperial, to Brian Kramer’s Hometown Restaurant Group, owners of One-Eyed Betty’s and Pop’s for Italian.

Kramer has been a restaurateur in this block of downtown Ferndale since the 1990s. He also owned Rosie O’Grady’s, which closed in June.

For their first Christmas in the White House, the Biden family will celebrate with the theme of “gifts from the heart” for their holiday decor.

In unveiling the theme on Monday, President Biden and first lady Jill Biden explained:

“The things we hold sacred unite us and transcend distance, time, and even the constraints of a pandemic: faith, family, and friendship; a love of the arts, learning, and nature; gratitude, service, and community; unity and peace. These are the gifts that tie together the heart strings of our lives.”

In just one week, over 100 volunteers from the local area decorated the outside and inside of the White House with 41 Christmas trees, 6,000 feet of ribbon and over 78,750 holiday lights.

Every room in the White House celebrates a different gift

In the East Colonnade and East Landing, doves and shooting stars adorn the hallways. The decorations honor the service of COVID-19 front-line workers and first responders. Featured here is a Christmas tree that honors military members “who have laid down their lives for our country, and the families who carry on their legacies.”

The library is decorated with stacks of books, as well as birds and butterflies created out of recycled newspaper; it represents the gift of learning. The Vermeil Room is decorated with colorful paint swatches and paintbrushes and represents the gift of the visual arts.

Own a home on the cheap

Want to buy a house but don’t want the whole mortgage payment to fall on your shoulders? House hacking may be the answer.

As mortgage advisor Ivan Simental explained in a recent episode of The Mortgage Reports Podcast, “The essential goal of house hacking is to live mortgage-free and have other people pay for your mortgage.”

Sound intriguing? Let’s dive into this strategy and how it can benefit your home buying and wealth-building goals.

What is house hacking, and how does it work?

House hacking is a homebuying strategy in which you purchase a property with the intent to both live in it and make income off it simultaneously. Because you’re living in the property, it qualifies as a primary residence mortgage, which offers lower rates and lower down payment options than investment loans do.

There are four ways to go about house hacking, including:

  1. Buying a single-family home and renting out the extra rooms
  2. Buying a two- to four-unit property (small apartment complex, duplex, triplex, etc.) and renting out the extra units
  3. Buying a home, living in it for a year, and then renting it out on Airbnb
  4. Buying a fixer-upper, living in it for a year while renovating it, and then selling it for a profit

Strategies 1 and 2 are the most common, while the last two are a bit more complicated.

“If you are not familiar with fixing and flipping properties, I strongly suggest that you stay away from this one because it is higher risk,” Simental says. “Of course, there is more of a reward as well, but it is a riskier type of investment.”

House hacking lowers your mortgage payment

The biggest benefit of house hacking, at least in its most common forms, is that you’re usually generating enough rental income to cover your mortgage payment — either partially or, sometimes, even fully.

For example, if your mortgage payment was $1,200 on a duplex, but you rented the other unit out for $800 per month, you’d only need to foot $400 of that mortgage payment yourself.

“It takes away a lot of the burden of the mortgage payment so that you can invest it somewhere else,” Simental says. “You can also use it to create an emergency fund.”

It’s easier to get a home loan, too

The other major advantage of house hacking is that it allows you to use a primary residence mortgage while still buying an investment property.

With a primary residence, you can make a down payment as low as 3{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} (sometimes zero if you buy in a rural area or are a veteran).

Primary residence loans also come with lower interest rates than investment property mortgages. And they’re easier to qualify for, too.

“If it was an investment property mortgage, you’d have to come in with a minimum of 20{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} down,” Simental says. “It’s also easier to purchase a primary residence than as an investment property because there are additional qualifying factors you’ll need to meet.”

The one-year mark

Primary residence mortgages require you to live in the home for at least a year after closing. At that point, you can convert the home into a full rental property or Airbnb, or sell it for a profit.

You can then use those returns to purchase another home — again using a primary residence loan (as long as you’ll be living in it).

At that point, you might opt for your own solo property or repeat the whole process over again, slowly building up a portfolio of income-earning investment properties year after year.

Whatever you decide, make sure you talk to a mortgage advisor before moving forward with any house hacking strategy. They can help walk you through the process and ensure success.

First lady Jill Biden unveils her first White House holiday decorations

First lady Jill Biden unveils her first White House holiday decorations

East Wing communications director Elizabeth Alexander told CNN the idea for Biden’s theme was to showcase “things that unite and heal, and bring us together.” Biden and the East Wing began planning for the holiday decorations in early summer, narrowing the ideas and beginning to visualize how it would come to fruition.

In each of the public rooms of the White House — which remains closed to visitors due to the Covid-19 pandemic — there is an individual representation of the theme. The Library Room, with decorations of butterflies, reflects the “gift of learning,” while the Vermeil Room notes the “gift of the visual arts” with Christmas wreaths made of paint-dipped paintbrushes and a tree of Pantone color sample ornaments.

In the China Room, which displays the official china settings of previous presidential administrations year-round, a table was set “Nana style,” according to Alexander, a nod to Biden’s favorite family dinners, with centerpieces of candles and flowers. On the room’s trees, which had a “gift of friendship and caring” theme, ornaments of paper hands forming circles and stars hung, an idea that was also the first lady’s, said Alexander.

In the State Dining Room, two large trees were decorated with framed photographs of former first families at the White House during the holidays, and several images from the Biden’s private archive that have never before been seen publicly.

“The first lady spent the last several weekends when she was home in Delaware looking through photo albums and picking her favorites,” said Alexander.

There were photos from previous administrations, pulled from the White House archives: the Kennedys, the Clintons, the Johnsons, the Reagans — tucked on the backside of one of the trees was one small, framed photograph of Donald and Melania Trump.

A photo of former United States President John F. Kennedy and First Lady Jaqueline Kennedy is displayed on a Christmas tree in the state Dining Room of the White House.

Though more subdued than in recent years — and minus controversies such as red trees — the display is Biden’s nod to tradition, and carrying on with personal touchstones, even as the country feels the impact of change and loss due to the ravages of Covid-19, says Alexander.

The fireplace in the State Dining Room features six stockings for each Biden grandchild, knitted by the same Delaware artisan as the actual Biden family stockings.

According to the White House, in total there are 41 Christmas trees, 6,000 feet of ribbon, more than 300 candles, and more than 10,000 ornaments.

However, the lack of the copious amount of decoration of the last several years is felt and seen. There are more bare corners, less in the way of fake snow and twinkling lights, the Christmas trees in the Cross Hall don’t graze the ceiling and are not bunched together. In the Green Room there are just two purple trees and a handful of purple orchid plants, one of Biden’s favored blooms.
A Marine White House Military social aide stands at attention in a hallway of the White House during a press preview of the White House holiday decorations.

A statement from the East Wing says the first lady was “inspired by small acts of kindness and experiences that lifted our spirits this year and throughout the pandemic.”

The annual White House gingerbread house — a 350-pound replica of the original that took executive pastry chef Susan Morrison and members of her team several weeks to construct — was accompanied by other smaller gingerbread and icing “buildings,” including a hospital, a fire station, police station, a warehouse and a school.

A ginger bread White House is seen in the State Dining room.

White House social secretary Carlos Elizondo told CNN the idea was to honor the front-line workers who have kept the country functioning. Elizondo added the first lady also wanted this year’s gingerbread White House to include something that had never been done before, so Morrison affixed a large, illuminated wreath to the top of the North Portico.

President Biden and the first lady took a look at the decorations Sunday night after returning from their Thanksgiving holiday in Nantucket, Massachusetts. Jill Biden placed the last (edible) figurine on the display: a tiny gingerbread teacher, propped next to a stair railing made of angel-hair pasta painted with black food coloring.

The entire display, save the board upon which it rests, can be eaten, said Morrison.

Holiday decorations are displayed at the White House.

On Monday afternoon, Biden will personally thank the 100-plus volunteers who hung the decorations over the last week. Many of them arrived prior to Thanksgiving to begin their work; by Sunday, it was “all hands on deck,” said Alexander, as the finishing touches were applied. Typically, volunteers from all over the country apply for the decorating positions, but due to the pandemic, this year they were only local to Washington, DC, said Alexander.

New World Player Places Annoying House Decoration Near Trading Post

In the wake of New World’s latest update, many fans are upset about the game, but a player is having fun annoying others with house decorations.

new world player places annoying bird decoration near trading post noisy call meme housing tax

Despite its overwhelmingly positive launch almost two months ago, Amazon Game Studios’ New World hasn’t met the players’ expectations after all the issues and glitches that broke the game and its economy. New World‘s Steam reviews are now mixed after the Into the Void November update that made controversial secret changes to core gameplay mechanics. In fact, loot became much scarcer than before, making it hard for players to get anything good in the endgame.

This ended up affecting New World‘s solo players the most, who are now struggling to kill enemies due to their increased health pool, and if they do, the loot is not great. Another issue is tied to the duplication glitch affecting trophies and furniture, which made it impossible for New World players to trade these items for the time being – at least, that’s until Amazon figures out a solution. To compensate, housing taxes have been reduced by 90{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} for a while now, and players can enjoy the houses of their dreams to a degree.

A house owner in New World decided to place a crane-like decoration at the very limit of their property, which is very near to the trading post in the settlement. A Reddit user by the name of Ikavelashvili shared a post describing what’s going on and why this is a tragically comic thing to do to fellow players, as the animal continually makes intolerable sounds every few seconds. Thus, every New World player stopping by the trading post for some shopping is forced to listen to the bird’s noisy call.

To some players, hearing several birds from outside town can make it look like it’s haunted, whereas hearing them within its walls is excruciating. Another fellow Redditor suggests that this is the true endgame in New World‘s PvP because it annoys enemy players before incoming Faction Wars. Either way, the community is split on its judgment of the bird’s cry, as some want it toned down because it’s too annoying, whereas others like it as is.

As part of the housing issue, New World players are getting a lot of Gold, but this has caused another problem due to the amount of coins given varying randomly and affecting only a handful of individuals. New World is far from being out of the woods yet, but at least some players are still having fun.

New World is available now for PC.
