Richmond’s high-end home market heated up in recent weeks with the addition of three multimillion-dollar listings along the north side of the river.

Priciest and largest among them is 105 Brookschase Lane, a 12,500-square-foot mansion in Henrico’s Windsor on the James neighborhood that hit the market for $4.2 million.

A few doors down the street, the 8,400-square-foot house at 125 Brookschase Lane was listed this month at $2.4 million.

The home features a multilevel curved staircase.

And downriver in Windsor Farms, the 9,300-square-foot house at 332 Clovelley Road hit the market for the first time in 54 years with an asking price of $3 million.

All three listings are being handled by principals with Shaheen, Ruth, Martin & Fonville Real Estate. Scott Ruth and Scott Shaheen have the 105 Brookschase and 332 Clovelley listings, while John Martin and wife Holly Martin co-listed 125 Brookschase.

105 Brookschase hit the market March 22. The seller is a trustee for Doris Nelson, who bought the house in 2004 for $359,000, according to Henrico property records. Ownership was transferred to the trust in 2015.

The lower level has a walkout basement with a bar.

The county most recently assessed the 1-acre property at $2.8 million.

Totaling five bedrooms with six bathrooms and three half-baths, the three-level brick colonial was built in 2011 by Rick Kastelberg with Mako Builders. The house includes a sunroom with fireplace, walkout basement with rec room and fireplace, an elevator and a four-car garage.

A pool highlights the landscaped grounds that include raised terraces and a covered outdoor space off the basement.

A pool highlights the rear of the house.

“It’s done top-to-bottom exquisitely,” Shaheen said of the house. “Every detail was handpicked by the seller. It’s just a knockout home.”

Down the street, 125 Brookschase totals six bedrooms, five bathrooms and four half-baths. It was entered into the Central Virginia Regional Multiple Listing Service on April 5.

The house at 125 Brookschase Lane is listed at $2.4 million.

Property records list the owners as Jon and Cara Marks, a pediatrician and emergency care physician, respectively. They bought the house in 2012 for $900,000. The county has assessed the 1-acre property at $1.6 million.

Built in 1992, the 2½-story colonial includes two primary suites with fireplaces on the first and second floor, an elevator, two-story foyer, a study and sunroom. All bathrooms have been renovated, and the walkout basement has a rec room, exercise or movie room and another of the home’s seven fireplaces.

The rear of the 125 Brookschase house features a terrace with fireplace.

The property also includes an outdoor terrace with fireplace, a circle driveway, three-car garage and rear deck.

The two Brookschase listings share the same street with 216 Brookschase, a 7,200-square-foot colonial that was February’s second-priciest sale at $2.1 million. John Martin was a co-listing agent on that deal, representing seller Bob Porter Jr. of Porter Realty.

In Windsor Farms, 332 Clovelly is owned by an LLC tied to Lois Schroeder, who owned the house with her late husband, Louis Clifford (“Cliff”) Schroeder, who died in 2020. City property records list the LLC’s address as a nearby residence that’s in a trust for Lois Schroeder.

The house at 332 Clovelley Road in Windsor Farms is on the market for the first time in 54 years.

Cliff Schroeder was an owner and CEO of Richmond-based Dixie Container Corp., according to an obituary. He was also an executive with Delos Realty Corp., which Lois has served as president.

The couple had owned the house since 1968, when they bought it on Valentine’s Day for $130,000, according to property records. The city most recently assessed the property at $2 million.

Totaling five upstairs bedrooms and 6½ bathrooms, the three-level Georgian was built in 1941 and is situated on a 2.7-acre lot overlooking the river. It has a front-to-back foyer, library, sunroom, walkout basement with rec room and six fireplaces. The property includes a 50-by-25-foot pool, Charles Gillette-designed gardens, brick paths and decorative iron gates.

The Clovelley house’s pool with views of the river.

Shaheen said showings for the house started this week after a “coming soon” period that started April 4. He said interest so far has been primarily local and they’re marketing the listing via the national Who’s Who in Luxury Real Estate network, as well as through boosted posts on social media platforms.

“It’s the first time on the market in 50-some years. The river views are beautiful. It’s got a gorgeous pool,” he said. “The landscaping, the Gillette gardens, everybody’s been commenting on how beautiful it is. It’s got terrific molding, 11-foot ceilings on the first floor and fireplaces galore. It’s a true stately home.”

332 Clovelly joins another Windsor Farms listing priced in the $3 million range. The 10,000-square-foot home of former Dominion Energy chairman and CEO Thomas Capps remains on the market at $3.8 million, reduced from its initial listing in 2020 at $4.5 million.

France Freezes 31 Luxury Properties Owned By Eight Sanctioned Russian Billionaires

France Freezes 31 Luxury Properties Owned By Eight Sanctioned Russian Billionaires

The frozen properties, worth nearly $1 billion, include Roman Abramovich’s château on the French Riviera and his estate in St. Barts.

On Wednesday, French authorities published a list of 41 properties owned by sanctioned Russian individuals that had been frozen since Russia’s invasion of Ukraine, worth nearly $620 million. Forbes found that 31 of those properties are owned by eight sanctioned Russian billionaires, including Roman Abramovich’s $250 million Château de la Croë in Antibes on the French Riviera and his $90 million estate on the luxe Caribbean island of St. Barts.

Forbes estimates the 31 billionaire-owned properties are worth $920 million—higher than the French government’s estimate—based on reporting for the World’s Billionaires List and historical purchase prices. Now that the properties have been frozen, they can’t be sold or rented—and since the sanctions on these billionaires include a travel ban, they can’t physically travel to them anymore either.

Many of these luxury homes were already known to be owned by sanctioned oligarchs, but some had not been previously reported. According to French corporate and land records, steel mogul Viktor Rashnikov owns several apartments at 24 Avenue Gabriel in central Paris, across the street from the French presidential residence at the Élysee Palace. Abramovich’s ex-wife Irina owns a property in the same building, but hers was not among the frozen properties. Another sanctioned billionaire, Alexei Kuzmichev, owns several apartments at Rue de Solférino, along the Seine and across the river from the Tuileries Gardens.

Most of the frozen properties are owned through French companies named sociétés civiles immobilières, or SCI, a type of company formed solely to own real estate. Aside from the Paris apartments, Abramovich’s estate on St. Barts and a hotel in the Alpine ski town of Méribel owned by oil & gas mogul Gennady Timchenko, all of the other luxury homes are on the French Riviera. Several, including Abramovich’s Château de la Croë, are on a stretch of coast in Antibes known as the Bay of Billionaires—an apt name, considering the number of Russian billionaires who own real estate there.

Here are the French properties owned by sanctioned Russian billionaires that have been frozen:

Estimated value of frozen properties: $340 million

Abramovich owns the 32,000-square-foot Château de la Croë in Cap d’Antibes on the French Riviera, an estate built on more than 17 acres of land with 12 bedrooms and a swan-shaped bathtub, formerly owned by King Edward VIII of Great Britain. Three addresses tied to the château were included in the list of frozen properties.

In the French Caribbean island of St. Barts, Abramovich owns the 70-acre Gouverneur estate on Governor Beach, which features Balinese bungalows and several tennis courts and swimming pools. He may also own other properties on St. Barts. A property called Le Lurin was also frozen by French authorities. A local source told Forbes that Abramovich owns another home by the port of Gustavia, the capital, a short drive away from Gouverneur. The source said that the property appears to have been abandoned mid-construction.

Estimated value of frozen properties: $57 million

Kuzmichev owns La Petite Ourse villa in the exclusive seaside town of St. Tropez on the French Riviera. He owns the villa—which was reportedly purchased for $57 million—through SCI Le Cedre Rouge, according to French corporate records. The home shares a name with two of Kuzmichev’s yachts—the 79-foot La Petite Ourse and the 54-foot La Petite Ourse II—which were frozen by French authorities on March 16 and March 21, respectively.

Forbes found that Kuzmichev also owns three properties in a large residential building at 2 and 4 Rue de Solférino and 9 and 11 Quai Anatole in central Paris, all of which were frozen by French authorities. He owns them through four SCIs, according to French corporate records: RCS Holding 1, RCS Holding 2, RCS Holding 3 and QAF RDS Holding.

Estimated value of frozen properties: $80 million

Melnichenko owns Villa Altair in Cap d’Antibes, France, replete with a home theater, wine cellar, sauna, and a swimming pool. He owns the villa through a French real estate firm, Pershore Comercio International S.a.r.l., which is in turn wholly owned by Melnichenko’s Luxembourg-based firm Jalinon Investments S.a.r.l. Three properties owned by Pershore at the site of Villa Altair were frozen by French authorities.

In a statement, a spokesperson for Melnichenko called the EU sanctions against him “absurd and nonsensical” and added that they will be disputed.

Estimated value of frozen properties: $6 million

Moshkovich owns a villa on nearly 10 acres of land at 56 Boulevard Princesse Grâce de Monaco in Nice on the French Riviera, which he reportedly purchased for $3.6 million in 1998. He owns the now-frozen home through Prosperite SCI, according to French corporate records.

Estimated value of frozen properties: $176 million

Ponomarenko owns two large villas on 170,000 square feet of land at 8 Chemin de St Hospice in Saint-Jean-Cap-Ferrat on the French Riviera. In 2015, he sold them to a French company named SCI La Chabanne Project, according to an investigation by Russian media outlet IStories. Ponomarenko’s partner Natalia Rozhkova owns 95{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} of SCI La Chabanne Project and Ponomarenko is a director at the firm, per French corporate records. A spokesperson for Ponomarenko told IStories in October 2021 that he acquired the property for about $134 million in 2008.

Estimated value of frozen properties: $200 million

Through his daughter, Olga, Rashnikov owns the 16-room Villa Nellcôte mansion in Villefranche-sur-Mer on the French Riviera. Olga owns 94{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} of SCI Nellcote Baie de Villefranche and SCI Baie des Figuiers, the companies that own the property, and Rashnikov is also a director at both firms, per French property records. Three properties owned by SCI Nellcote Baie de Villefranche and SCI Baie des Figuiers at the site of Villa Nellcôte were frozen by French authorities.

Built in the 1890s, the Belle Époque villa features a swimming pool and crystal chandeliers and has had some notable residents: it was occupied by the Gestapo during the Nazi occupation of France in the 1940s and was rented by Keith Richards of the Rolling Stones in 1971.

Forbes found that Rashnikov also owns three properties at 24 Avenue Gabriel in central Paris, all of which were frozen by French authorities. He owns the apartments, located directly across the street from the Élysee Palace—currently occupied by French President Emmanuel Macron—through SCI Parc Gabriel, per French corporate records. Abramovich’s ex-wife Irina Malandina owns an apartment in the same building worth $17.5 million, according to the Organized Crime and Corruption Project’s Russian Asset Tracker project, which Forbes is participating in.

Estimated value of frozen properties: $62 million

Vladimir Putin’s childhood friend and former judo sparring partner Arkady Rotenberg owns Villa Shoshana, a 97,000-square-foot estate in Saint-Jean-Cap-Ferrat on the French Riviera. He owns the property through SCI Villa Shoshana and Luxembourg-based Lucasnel SA, according to Luxembourg and French corporate records. He purchased the property for $47 million in 2014.

Estimated value of frozen properties: Unknown

Timchenko’s wife Elena—who was sanctioned by the EU on April 8—owns two properties at Avenue du Cap Nègre in Le Lavandou on the French Riviera. She owns the homes through her 55{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} stake in Luxembourg-based Coeur de Cavaliere S.A., according to the Luxembourg Business Register. Timchenko’s daughter, Ksenia Frank-Timchenko, owns a French company named Arles which owns another two properties at Avenue du Cap Nègre, both of which were also frozen.

The homes owned by Elena and Ksenia are across the street from Le Club de Cavalière, a 5-star hotel and spa with its own private beach which Elena owns through her 61.9{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} stake in French firm Sogeco, according to French corporate records. Sogeco also owns Le Grand Coeur, a 4-star hotel and spa in the Alpine ski resort of Méribel. Both hotels were included in the list of frozen properties.

Real estate tech: Ahmed Elbatrawy shares 5 trends for 2022

Real estate tech: Ahmed Elbatrawy shares 5 trends for 2022

Just like finished basements and open floor plans, Ahmed Elbatrawy knows buying and selling homes never goes out of style.

In fact, the real estate industry is booming. Fueled by the global pandemic, the housing market has soared to unprecedented heights. The S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index, which tracks and measures changes to the U.S. residential housing market, reported its highest gains in over 15 years. The annual increase in home prices was a staggering 18.8{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} for 2021 alone. The market is showing little signs of slowing down.

Unfortunately, real estate technology has struggled to keep pace. Real estate agents have been slow to adopt the digital practices that have permeated other industries. With the pandemic exposing shortcomings and vulnerabilities in most real estate companies’ current capabilities, the demand for innovation has never been higher. Luckily, Ahmed Elbatrawy is leading the charge.

Sensing a deficiency in available property tech, Ahmed Elbatrawy built his own solution. He and his company, Platform Leaders, created homes.com.eg. Set to launch this year homes.com.eg will be launching in Egypt only. It will then be launching in the middle east (UAE, Saudi Arabia and Egypt) and then launching in the US. The groundbreaking new product will create an industry-leading customer relationship management software. Although this new product will only serve the Egyptian market, it’s an example of the technological expansion that will be infusing the real estate industry worldwide. The multi listing service that Platform Leaders is bringing to the middle east will be like the MLS system already present in the US. Platform Leaders will be the first to introduce that system in the middle east.

As an innovator, Ahmed Elbatrawy has a pulse on what revolutionary new changes might be coming in the near future. Drawing on his decades of experience, the Orlando-based Realtor highlights five trends that he predicts will define how homes are bought and sold in 2022.

Artificial intelligence

If the goal is to “always be closing,” artificial intelligence can keep working even when you’re not on the clock. But this isn’t some futuristic, sci-fi storyline. AI has a unique ability to automate real estate processes. Ahmed Elbatrawy expects chatbots and virtual assistants to continue to emerge as the first point of contact with prospective clients.

Virtual reality

Imagine visiting a property without ever leaving your own home. In many ways, the future is now. The same technology that has influenced gaming is available to real estate agents too. Virtual reality, augmented reality, and 3-D modeling have transformed the traditional idea of a “showing.” And this extends beyond viewing a single property. Clients can “walk” neighborhoods from anywhere.

Blockchain

Digital security is at a premium. Blockchain enables real estate agents to engage in permanent, verifiable transactions without the fear of data breaches, hacks, or fraud. Physically signing on the dotted line with pen and paper is a thing of the past.

Data management and analytics

Real estate technology is also equipping agents with actionable insights. Ahmed Elbatrawy sees centralized data management as an increasingly important sector. Automation and application in other areas have enabled decision-makers to collect and review data in real-time.

Apps & Social Media

In only 140 characters or less, social media has already been changing the real estate industry. Ahmed Elbatrawy and others have already embraced these platforms as a way to market their businesses. Social media allows direct access to potential clients. With a few clicks or scrolls, buyers and sellers can interact with agents, review listings, and even watch video walkthroughs.
