Home improvement projects can be daunting, both in scale and in cost. But if you’re looking for small ways to make your home more comfortable, more efficient, or safer for you and your guests, you don’t have to go broke. Here are a few of our favorite home improvement projects that will yield big results, even on a small budget.

Add a smart thermostat

There are lots of smart thermostats available for less than $100, and they can save you money on heating and cooling costs. Not only can you cut your energy use, but you can also make your home more comfortable. A smart thermostat can learn your schedule and habits, turning the temperature up and down depending on your needs—and automating these adjustments can save you around 10{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} on home heating costs.

Make your stairs less slippery

If you’ve got steps inside or out that are slick, save yourself from potential falls by investing in some non-slip tape. This will run you well less than $100 per roll, a price worth paying to avoid accidents. Non-slip tape—also known as friction tape—comes in a variety of widths for different applications. Make sure to check how much comes on a roll so you buy enough for your staircase.

Brighten up your yard with solar-powered lighting

For pathways and porches, solar-powered LED lighting is a cost effective and safety-improving upgrade. You can have stylish porch or path lights that cost you nothing to power, and keep your yard well lit. With no need for an exterior outlets or wiring, these fixtures are a no-hassle install with instant results.

Re-caulk your tub

Adding a new bead of caulk around your tub or your bathroom sink not only freshens things up, it also keeps moisture from creeping into your walls and countertops. Sealing out moisture can help prevent mold and water damage—just double-check the directions to make sure you allow for enough drying time.

Upgrade your outlets

In addition to giving your light switches and outlets a face lift by adding new cover plates, you can upgrade them by adding new features like a built-in night-light, an extra charger port, or a motion sensor. There are also smart outlets that allow you to control on and off, and set timers through a bluetooth device. All of these features can be added without running any new wires and without spending a fortune. Make sure to follow all the instructions on the package for a safe install, and always shut the power off to your switch or outlet before performing any repairs.

Add a fancy kick plate to the front door

Doors in high traffic areas sometimes get scuffed and scratched near the bottom. You can save your paint and add some style to your entryway by adding a kick plate. Kick plates can be both practical and pretty with lots of designs to choose from—and they’re simple to install, making them a quick and cost-effective upgrade.

Virtual real estate plot sells for record $2.4 million

LONDON, Nov 23 (Reuters) – A patch of virtual real estate in the online world Decentraland sold for a record $2.4 million worth of cryptocurrency, the buyer crypto investor Tokens.com (COIN.NLB) and Decentraland said on Tuesday.

Decentraland is an online environment – also called a “metaverse” – where users can buy land, visit buildings, walk around and meet people as avatars.

Such environments have grown in popularity this year, as the pandemic caused people to spend more time online. read more

Interest surged last month when Facebook changed its name to Meta to reflect its focus on developing virtual reality products for the metaverse.

Decentraland is a specific type of metaverse that uses blockchain. Land and other items in Decentraland are sold in the form of non-fungible tokens (NFTs), a kind of crypto asset.

Crypto enthusiasts buy land there as a speculative investment, using Decentraland’s cryptocurrency, MANA.

A subsidiary of Tokens.com, called the Metaverse Group, bought a patch of real estate for 618,000 MANA on Monday, which was around $2,428,740 at the time, a Decentraland spokesman and a statement by Tokens.com said.

Reuters also saw the land’s purchase recorded on the NFT marketplace OpenSea.

Decentraland said it was the most expensive purchase of a plot of virtual real estate on the platform.

The land is in the “Fashion Street” area of Decentraland’s map and Tokens.com said it would be used to host digital fashion events and sell virtual clothing for avatars. read more

It is made of 116 smaller parcels, measuring 52.5 square feet each, making the land 6,090 virtual square feet in size.

Andrew Kiguel, CEO of Tokens.com, said the assets would complement the real estate already held by Metaverse Group.

In June, a plot of virtual land in Decentraland sold for 1,295,000 MANA, worth $913,228 at the time. The buyers built a virtual shopping centre to sell digital clothing, but Reuters has visited this site multiple times since and not seen any shoppers. read more

MANA is highly volatile. It has gained around 400{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} this month according to Coinbase, spiking after Facebook’s name change.

Defining Your Unique Brand As A Luxury Real Estate Agent

Defining Your Unique Brand As A Luxury Real Estate Agent

Broker Associate at LIV | Sotheby’s International Realty based in Breckenridge, Colorado.

Each luxury real estate agent should have their own unique branding. Whether it is a result derived from affiliating with a luxury brokerage such as Sotheby’s International Realty or Compass or achieved otherwise, it is essential to have a specific and clear identity. Brand consistency and uniqueness not only allow you to showcase your skills and expertise but also give you an edge against the competition.

Luxury real estate clients look for a professional who is not only capable of completing a transaction but who can also understand their lifestyle and way of thinking.

Be Yourself, Be Unique

Learning from others is always a good way to build a baseline for your business, but being yourself and focusing on portraying your uniqueness will likely give you a huge advantage. Take some time to define what makes you different from your competition. For example, what are your experiences, values and strengths? How do you like to communicate? Are you a creative person? What are your passions? Answering these questions will allow you to refine your brand in a way that cannot be matched.

Staying positive and having fun are also important traits. You are likely to attract like-minded individuals and create partnerships with others who are similar to you. With this positive mindset, even during hard times, clients will look forward to continuing to work with you not only for your skills but also for your personality.

Create Your Own Network

The luxury real estate client is likely to look for a professional who has direct connections with different industries and individuals. Many brokerages offer unique ways to interact with each other and network inside the brand. It is important to not mistake a direct personal network that we nurture and receive business from in return for a directory of agents in the same brand. When a luxury selling client is looking to hire a professional, chances are that they are looking for an agent who cannot only list their property but can also find a buyer in their own networks.

Networking events such as conferences in different industries are a great way to vet for new connections. When approaching someone at such an event, a good practice is to provide something of value and to make an impression that builds trust. Creating a networking brochure showcasing your brand, mission statement and a personal message on how you conduct business goes a long way in comparison to swapping business cards. The person you are talking to will want to know why they should trust you and how you will handle their clients. The confidence you emit strengthens the networking connection.

Printed Or Digital?

Which is the future calling for? The answer is both. Real estate advertising is most effective when we use all forms of media communication. However, as we move toward a “touchless” experience, digital presence is slowly taking over all the printed materials.

When publishing digital content, it is imperative to keep track of all the material and conduct a regular audit of your online presence. Make sure that it is consistent all the way around and that all links are working. Understand what the target audience is looking for and publish meaningful content to directly target such an audience.

Lifestyle Versus Real Estate

Although we are in the real estate industry, all markets are experiencing a shift or are bracing for the unknown of the future. Objections on how to market a luxury property during uncertain times can be easily overcome by focusing on the lifestyle of the area. Video is a great tool in this case. For example, for a property in proximity of a ski resort, it is a great idea to have videography capturing skiers, the lift, the design of the location and any other lifestyle elements that would make a buyer fall in love with the property — and most importantly, with what the area has to offer. Make them want to live in and experience the local community.

Deliver What You Promise

Finally, always deliver what you promise. For example, a listing consultation booklet may show that a new luxury listing will be syndicated on thousands of websites. It is important to be able to point out those websites. The same goes for printed publications. A brokerage is likely to have relationships with several publications and those may be listed in the listing consultation booklet, but once again, it is essential to be able to pinpoint to clients exactly where and how their assets are displayed.

Create and refine your unique promise as a luxury real estate agent and always strive to deliver nothing less.

As housing costs soar, homebuilders develop houses for rent

As housing costs soar, homebuilders develop houses for rent

Home builders and other real estate companies are increasingly betting that would-be home buyers frustrated with a shortage of homes for sale and runaway prices will settle for renting their slice of the American dream.

Although individual homeowners and mom-and-pop investors still account for the vast majority of single-family rental homes, home builders have stepped up construction this year of new houses for rent.

In the third quarter, builders broke ground on 16,000 single-family homes slated to become rentals. That’s the highest quarterly total of housing starts for built-to-rent homes going back to at least 1990, according to an analysis of U.S. census data by the National Assn. of Home Builders.

The trade association’s analysis includes only homes that builders are going to hang on to and rent out. That excludes homes being built to be sold to real estate investment trusts or investors planning to rent the properties.

Although those rental homes accounted for only 5.4{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} of all single-family housing starts in the third quarter, builders are doubling down on the build-to-rent model, with some already aiming to build more homes for rent for investors or corporate landlords eager to capitalize should potential homeowners continue to struggle to find affordable properties.

“Traditional builders are finding it very hard to do entry-level housing,” said Ali Wolf, chief economist at Zonda Economics, a real estate industry tracker. “The build-to-rent space kind of serves its purpose as being entry-level housing in a market where new homes at a reasonable price point are few and far between.”

Rising home prices and fierce competition for relatively few affordable homes for sale are stretching the limits of affordability for many would-be buyers. The median price of a previously occupied U.S. home jumped to $353,900 in October, a 13.1{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} increase from a year earlier, according to the National Assn. of Realtors. Homes sell within days of being put up for sale.

These trends have been good news for landlords, however. Rents for U.S. single-family homes jumped 10.2{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} in September from a year earlier, according to real estate information company CoreLogic. The firm excludes apartments from its single-family home rental data, though it includes condominium and townhome rentals.

CoreLogic expects rents to continue climbing through at least the end of this year, citing strong demand, low supply of homes for rent and a strengthening job market.

Recent quarterly earnings from the nation’s two largest publicly traded owners of single-family houses for rent underscore the favorable outlook.

Invitation Homes and American Homes 4 Rent both reported strong third-quarter results, boosted by rising rents and occupancy rates near all-time highs.

BTIG analyst James Sullivan reiterated his “Buy” rating for both real estate investment trusts, noting that housing market trends — including the supply chain challenges and rising labor and material costs that are slowing the pace of construction for home builders — remain “very favorable” for single-family rentals.

Construction of new U.S. homes was running at a seasonally adjusted annual rate of 1.52 million units as of October, according to the Commerce Department. That’s an increase of 0.4{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} from the rate a year earlier. But single-family home starts fell 3.9{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} from September to October and were down more than 10{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} from a year earlier.

The number of housing starts for built-to-rent houses remains small relative to newly started homes slated for sale. All told, builders broke ground on 47,000 homes for rent over the last four quarters, a year-over-year increase of 17.5{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9}, according to the home builders group. In the same period, builders broke ground on 1.14 million single-family homes.

Some of the nation’s largest home builders are looking to take advantage of the demand for built-to-rent homes.

Some sell houses to investors or companies looking to take over communities already packed with tenants. In July, PulteGroup announced a deal to build and sell roughly 7,500 homes over the next five years to Invitation Homes.

D.R. Horton has been building apartment complexes and single-family rental home communities. This month, it estimated that its rental operations will generate more than $700 million in revenue from rental property sales during its current fiscal year. Horton also said it expects to increase its investment in its rental business by more than $1 billion in the same period.

Last spring, Lennar formed a venture with several institutional investors that aims to spend more than $4 billion to buy new single-family homes and townhomes from the home builder and, potentially, other builders, and then rent them.

“It’s really evolved over time, but the star of the real estate show today is the build-to-rent space,” Wolf said.
