What Amazon Prime Day, Target And Walmart ‘Christmas In July’ Sales Events Signal For Holiday 2022

Amazon
AMZN
Prime Day celebration, held July 12 and 13, broke information to come to be the greatest celebration in firm historical past. Nonetheless, it did not deliver a closing revenue tally, and we most likely will not get it tomorrow when Amazon experiences next-quarter earnings covering April as a result of June effects.

Still, the firm explained 300 million things were offered globally, up from 250 million final year, and Amazon providing companions created around $3 billion, practically a 60{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} increase about the $1.9 billion offered in the previous calendar year. Total, shoppers saved $1.7 billion through the party.

In the meantime, independent analysis firms have been fast paced crunching quantities to measure Amazon’s Primary Day effects, such as Adobe
ADBE
Analytics, Numerator, Placer.ai, YipitData and RetailNext.

Adobe figures Amazon created $11.9 billion during Prime Times, up 8.5{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} from previous 12 months, with the 7 days operating 6.1{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} about preceding yr to provide in a weekly complete of $22.4 billion in gross sales.

Numerator described for every residence shell out this year was up by 26{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9}, from the superior $150’s very last year to just below $200 this. “Prime Working day 2022 outpaced previous a long time, with a lot more homes procuring [30{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} over 27{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} in 2021] and higher spending,” it reported.

And some analysts looked sideways at benefits from Focus on
TGT
and Walmart’s
WMT
concurrent revenue occasions aimed at stealing some of Amazon’s thunder. RetailNext observed Prime Day’s ‘halo effect’ has lifted brick-and-mortar website traffic by as a lot as 8.5{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} historically, nevertheless it was not so significant this calendar year, with gross sales dipping in vendors catering to house merchandise and jewellery.

On the other hand, RetailNext discovered a “surge” in foot website traffic to attire retail merchants. And Placer.ai, which tracks retail foot website traffic, measured an uptick at Goal and Ideal Acquire
BBY
.

“Prime Day 2022 demonstrates the ongoing potential of retail holiday seasons to create exhilaration and urgency even for the duration of an especially hard financial atmosphere,” Ethan Chernofsky, vice president Placer.ai shared with me.

“Visits to key vendors that designed complementary endeavours peaked in contrast to former decades. The draw of doorbusters – even if pushed by surplus stock – could build a context for major calendar year-about-12 months advancement,” he continued.

Inflation headwinds

But these remarkable outcomes need to be placed into context in just the broader retail financial setting. Now running at an annual price of 9.1{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9}, inflation is steadily chipping absent at consumers’ paying electric power. And it is even bigger in necessities like food items up 10.1{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} much more, family furnishing and supplies increasing 10.2{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} and motor gasoline up a whopping 60.2{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9}.

At its elevated amount, inflation accounts for virtually all the uptick in retail gross sales measured by the Census Section by way of June. Over-all retail product sales innovative 8.8{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} in the initial six months of the year, not such as foods companies which is the next swiftest growing group, up 22{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} yr-over-year.

And if we also get out gasoline stations, the variety 1 expansion classification up 41{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} calendar year-over-12 months, overall retail income grew only 5.8{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9}, from $2.9 trillion in 2021 to $3.1 trillion this calendar year.

Any way you glance at it, retail is slipping further and further powering when inflation is factored into the equation.

So what can be discovered from Amazon Prime Working day and other ‘Christmas in July’ sales events as we glance out around the backend of the year, primarily to the runup for Holiday getaway 2022?

Desires prior to wants

Initially, necessities will be on major of the shopping record, so shoppers will prioritize private and present investing centered on desires as opposed to wishes.

Numerator’s Prime Day Survey identified consumers planned to get additional domestic essentials, well being and natural beauty, grocery, pet care and toddler things throughout the occasion. By comparison, buy strategies for buyer electronics, clothing and sneakers, home and back garden, sensible property gadgets, toys and movie online games, and books, videos and media both dropped or declined yr-over-calendar year.

A person-in-five consumers expected to purchase gifts for holiday seasons and other instances, but around 1-fourth said their buys would lean towards every day goods they usually purchase. And 28{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} of the around 6,000 people surveyed said they’d go on shopping for unique things irrespective of being available a “good deal” if not regarded a “necessity.”

Adobe also located customers shifted to buys of more working day-to-working day solutions and YipitData confirmed this pattern toward simple, useful buys.

It found that residence goods bumped electronics out of the number a single most bought slot just after two years when electronics led. YipitData’s Ariane Turley prompt this was a direct result of shoppers scaling back high-ticket buys.

In the wide home category, kitchen and eating was the breakaway ideal performing category. The kitchen area and eating group involves cookware, bakeware, dinnerware, cutlery, kitchen and table linens, utensils, kitchen area stores and appliances.

And unexciting but a lot-essential vacuum cleaners and flooring treatment also were prime movers inside of the broad property segment for the duration of Primary Times. YipitData also uncovered an uptick in applications and back garden/patio buys this 12 months as opposed with Prime Working day previous. Beauty was flat and apparel down.

These outcomes counsel that retailers must be well-stocked in every day essentials and simple reward things this holiday year. Reward alternatives that leaned toward indulgence merchandise last yr will probable be handed above this yr in favor of items folks need and will use. And customers are likely to reward additional ever-reputable reward cards to allow recipients make their have selections.

Concentrate on above Walmart

Numerator observed that just after Amazon Prime Working day, which experienced 95{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} consumer awareness, Goal Deal Times had been correct behind, recognised by 84{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9}. Walmart+ Weekend was a non-starter, acknowledged by only a single-third of buyers surveyed.

Even further, Focus on DD drove far more buyers to shop, with 57{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} declaring that was the primary reason they shopped Focus on in contrast with 41{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} for Amazon Primary Working day.

And Target led in in general consumer pleasure. Above 80{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} of Target customers were being highly pleased with their practical experience in comparison to 64{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} for Amazon Primary Working day.

Even though a majority of Walmart+ Weekend buyers had been also extremely contented (69{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9}), it just was not the draw for customers in contrast with Amazon or Concentrate on. Some 52{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} of Walmart+ party customers mentioned it experienced minimal-to-no influence on their browsing option.

Regardless of Walmart getting far more than five times bigger than Concentrate on, $573 billion final yr when compared to Target’s $106 billion, Goal shined brighter in its ‘Christmas in July’ revenue event. That sets Focus on up very well to deliver back much more prospects by means of the back again 50 {d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} of the calendar year.

Promotions on steroids

With no end in sight for inflation and the growing menace of a recession, buyers are going to favor retail destinations the place they can get the most for their revenue. They will need to have to stretch their bucks by seeing for sales and promotions that promise them far more for less.

Vendors are also remaining hit by inflation-pressures that raises their expenses for executing enterprise. However they will require to price range a lot more in advertising and marketing and promotions in the course of third and fourth quarter to stay on consumers’ radar.

That seems to be just what Amazon has in the will work. Business enterprise Insider just described that leaked paperwork show Amazon has an additional two-day Primary Day function planned for this October. If genuine, this would be the to start with time Amazon at any time held two Prime Day events in a person calendar year.

By hosting a repeat Key Day event this October, Amazon has almost nothing to drop and every thing to get. Its effectiveness in the to start with quarter was disappointing with revenues up only 7{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} more than prior yr, the slowest rate in any quarter considering that the dot-com bust in 2001. And it was the next straight quarter Amazon reported solitary-digit growth.

Assuming Amazon goes forward with yet another Prime Day event this tumble, competing shops improved hope the ‘halo effect’ nonetheless retains. Nevertheless, Joe Shasteen, RetailNext world-wide manager, reported the ‘Prime Day lift’ is no extended computerized.

“Offering massive discounts is no for a longer time adequate to lure in customers,” he shared. “Retailers also will need to devote in optimizing operations, supporting and empowering income associates and offering the types of compelling experiences that actually differentiate in-human being and on line purchasing.”

In the April garden, make the most of this prime time for planting

In the April garden, make the most of this prime time for planting

April is the thirty day period when our gardens display off their best selves. Bulbs are blooming, annuals are exhibiting off, indigenous plants are lush and inexperienced, and summer’s vegetable seedlings promise potential bounty.

Gardens all around you

Backyard excursions abound this month. Most profit a neighborhood corporation or backyard club. You can discover a listing at sandiegouniontribune.com/way of living/house-and-back garden/story/2022-03-05/yard-tours.

Look at the hillsides. Native crops like California lilac (Ceanothus), climbing penstemon (Keckiella cordifolia), bush poppy (Dendromecon rigida), Cleveland sage (Salvia clevelandii), crimson bush monkeyflower (Mimulus aurantiacus), island snapdragon (Gambelia speciosa) and numerous much more bloom about this time. These wildland vegetation are suited to our household gardens, in which their flowers guidance butterflies, bees, birds and other wildlife.

San Diego Botanic Back garden, Balboa Park, the San Diego Zoo, and San Diego Zoo Safari Park are wonderful spots to stroll and take pleasure in the gardens. Of course, the Zoo and Zoo Safari Park are far better regarded for their animal collections, but their plants are really amazing, as well.

As you stroll, photograph the crops and gardens you like. Create a wish e-book for next drop, which is primary planting time. Share your illustrations or photos with other home gardeners in the San Diego Gardener Fb group, facebook.com/groups/sdgardener/.

Vegetable backyard garden

This is the greatest time to get started your summer vegetable back garden, from seed or from seedlings.

Have you struggled with commencing seeds? Have your seedlings grown way too very long and leggy? Do they fall about quickly immediately after sprouting? Do they die when you move from a little pot to a massive pot? Find out to mature lush, healthy seedlings devoid of any of people failures in “Easy Seed Starting Workshop On the internet.” Enroll in the self-paced workshop at study.waterwisegardener.com.

Vegetation to start out now from seeds or plant as seedlings: pumpkin, summer time squash, peppers, eggplants, cilantro, tomatillo, watermelon, zucchini and cucumbers. All these greens demand six hrs of complete, direct sun every day.

Get started from seed only: carrots, beets and other root crops. Root crops really do not transplant nicely.

There is time for one particular much more crop of beans, spinach, kale, dandelion greens and arugula just before temperatures get also warm. Plant seeds or seedlings.

Starting a vegetable back garden from scratch? Program to expand greens in lifted beds, not in the floor. Veggies prosper in moist soils, higher in natural and organic issue and fertilized often. These ailments are significantly simpler to create and maintain in lifted beds than in the ground.

Develop your personal lifted beds. Check out my online video to see how to create and plant a lifted bed: https://tinyurl.com/rsbed.

https://www.youtube.com/view?v=b8XcGnlzWu8

For prefabricated raised beds, search at Vegepod (https://tinyurl.com/vegpod), a good stand-by itself mattress procedure with crafted-in irrigation. These waist-superior beds function amazingly nicely and are especially fantastic for individuals who have again and knee concerns. For in-ground beds, attempt coated metal Vego backyard beds (https://tinyurl.com/vegogarden).

Ahead of you plant, prime off present vegetable beds with layers of compost, earthworm castings, and granular natural vegetable fertilizer. Use a hand trowel to gently combine them into the best several inches of soil.

The finest irrigation for raised beds is slender in-line drip, these as Netafim Techline EZ, with emitters spaced each and every 6 inches. Shop for Netafim Techline EZ at your community irrigation store.

Set up cages for tomatoes and trellises for beans, cucumbers and other climbers prior to you plant. I make supports from sheets of concrete-reinforcing mesh, held jointly on the limited finishes with zip ties. Fold the mesh to generate a freestanding cylinder, about 3 ft in diameter — ideal for two tomatoes, 5 or 6 cucumbers, 10 bean crops, and so on.

Rotate plantings of nightshade crops — tomato, pepper, eggplant, tomatillo — which are all vulnerable to the similar suite of soil pathogens, so when you plant them in the similar soil yr immediately after year, they generate a lot less and a lot less. Start out with two backyard beds plant all nightshades in 1 mattress the initially year. Shift them to the other bed in the second yr. Move them to the first mattress in the third yr and carry on with that rotation.

Can including clean soil assist a mattress wherever tomatoes have been attacked last year by root-knot nematode? Sadly, including soil will not quit root knot nematodes, a parasitic roundworm. The only way to stop them is by planting them in other places this calendar year.

Bouquets and wildflowers

Plant Zinnia from seed. The “Giant” series from Benary Seeds can make enormous vegetation coated in big bouquets in amazing shades. ‘Giant Lime’ blooms chartreuse inexperienced, ‘Giant Wine’ blooms brilliant burgundy, ‘Giant Yellow’ blooms golden yellow, and so on. As flowers start out to fade, deadhead regularly to inspire new buds and blooms.

Decide on yard bouquets to take pleasure in indoors and outdoor, way too. Pick your very own bouquets, not your neighbors’ and By no means vegetation or bouquets from native habitats or community landscapes. If it does not belong to you, really don’t minimize it and never choose it.

Slash again California poppy crops right after their to start with blooms fade. Drinking water and hold out. They’ll sprout a new set of leaves and bloom yet again.

Cut sweet pea flowers to make bouquets. The much more bouquets you slice, the additional you get. And their flowery fragrance will fill your home!

Epiphyllum, also regarded as orchid cactus, start out blooming now. Their significant, multilayered flowers seem like colored cellophane. The crops are quite straightforward to develop and propagate. If you have a friend who has a single you like, question for a reducing — cut sections apart at the joints — then root in a combination of potting soil and smaller redwood bark. Epiphyllum are ideal as hanging plants, with early morning sunlight exposure or beneath dappled shade.

Decorative trees, vines and shrubs

Alongside the coastline, proceed to plant ornamental trees, vines and shrubs.

Plant any sort of succulent now, from small purple, gold and orange pork and beans Sedum to huge, coral-flowered tree Aloe. Native liveforevers (Dudleya species) plants are silvery bladed succulents, typically rosette-shaped that are superb specially in rock gardens.

While you may well be attracted to fantastic, delicate-textured crops, much too quite a few of these vegetation are chaotic with no the distinction of broad-leaved and succulent plants. Incorporate the two for the most beautiful backyard garden beds.

Herbs

Lemon grass (Cymbopogon citratus) is a tall, shiny-green grass with 50 percent-inch-broad blades that sort handsome mounds. Plant in full sunshine, in a moderately irrigated mattress. Harvest by reducing the stalks at the foundation. Thinly slice the tender, pale inexperienced parts to use in Thai curries. Steep the stems and leaves for hot or iced tea.

Oregano and sage each make superb minimal-escalating, lower-drinking water ground handles. Sample varieties, then choose your preferred.

Plant a huge pot of basil outdoors the kitchen doorway so you can select it to use although you cook dinner.

Container gardens

If you have a solar-crammed balcony, patio or porch, expand dwarf versions of tomatoes, peppers, eggplants and far more in containers. Select unglazed terra cotta more than glazed ceramic.

If you plant black plastic nursery pots, drape them in gentle-coloured material in the heat of summertime, so the intensive sunlight does not warmth the pot and cook the roots.

Match the pot to the plants:

  • A 15-gallon black nursery pot has space for 1 tomato plant or TWO pepper vegetation or eggplant plants or basil vegetation.
  • A half whiskey barrel or wine barrel has area for two tomatoes or a few peppers, or a few eggplant plants, or three basil crops. Alternatively, plant a few cucumber crops or one squash plant or five cilantro crops.

Geotextile fabric pots are quick to use but dry out superfast in our weather. In summertime, drinking water every day to retain the soil moist so crops do not wilt.

Whatever pot you use, fill it with significant good quality potting combine. Do not skimp.

Fruit trees

Plant citrus, guava, banana and other heat-enthusiasts now. Group these thirsty crops collectively so they can be watered well without overwatering the relaxation of the yard.

Slim the marble-dimension fruits on nectarines, apricots and other deciduous fruit trees to a single fruit per 4 to 6 inches alongside each individual department. Compost the thinned fruits.

Remove fruits from recently planted trees so they set their energy into robust roots and leaves alternatively. Those roots and leaves will assist potential crops.

Feed stone fruits, apples and other deciduous fruit trees with natural fruit tree fertilizer. Comply with label instructions.

Water fruit trees generally ample to continue to keep the soil slightly moist.

Manage

DO NOT rototill. Today, we know that rototilling destroys soil composition and disrupts the critically important group of valuable microbes that dwell in the soil and interact with plant roots. Rototilling also destroys earthworm habitat and results in soil to compact the moment it resettles — the opposite of its intent.

Change around potted bromeliads and shake out the standing water in their “tanks.” Switch again upright and sprinkle Mosquito Bits into the heart when you refill it. Mosquito Bits have the biological pesticide Bt, which kills worms, caterpillars (so be watchful with it about pollinator crops) and mosquito larvae.

Retain up with weeds! Seize a hoe or get down on your palms and knees to pull weeds out by the root. Do not trouble spraying. By the time sprayed weeds die, they will have flowered and created seeds that rest in the soil to sprout following 12 months. And apart from, sprays aren’t superior for the atmosphere.

Incorporating thick mulch in excess of back garden beds keeps dormant weed seeds from sprouting.

Inspect your irrigation technique. Flip on just about every zone to verify for leaks and breaks, flush each drip irrigation zone. Change spray and outdated-fashioned drip to in-line drip.

Steer clear of breeding mosquitoes empty all bowls, dishes, buckets and something else that holds standing h2o. Decommission outdated fountains and plant them with succulents in its place.

Remember to have on sunscreen, lengthy sleeves and a hat outside. Though the sunlight could truly feel great on your skin, those people UV rays are harmful. Defend your self and consume tons of water.

Home sales in Miami increased by more than 20 per cent last year according to Savills – and that trend looks set to continue. Even before the pandemic, Florida was already the US’s largest market for overseas buyers, but what has added heft to the demand is the number of Americans now relocating to the area. Attractive tax benefits and opportunities to work from home have transformed what was once largely a holiday destination, and the Miami Movement – a phrase coined by mayor Francis Suarez – has had an impact at the top end of the market as resettling tech and financial services such as Goldman Sachs and Blumberg Capital convert the city and its surroundings into a new financial hub. Despite an array of top-of-the-range developments – such as a five-bedroom condominium on Brickell Avenue on sale at £29.5mn through Knight Frank – there are not enough luxury homes to go round, and fierce competition has transformed Miami-Dade’s Fisher Island into one of the wealthiest postcodes in the US.

Feeling the heat

The energy website Uswitch reports that Buckingham Palace has estimated dual-fuel outgoings of about £1.1mn a year, while some UK manor houses (with a pool) cost more than £30,000 to heat and light – a drawback to owning expansive property that can only intensify in the face of rising energy bills. In London, big city developers are adopting sustainable initiatives with this in mind. Chelsea Barracks, recently named the most sustainable development in Europe, is one of 16 schemes in the world to be awarded the LEED Platinum eco accreditation for neighbourhood design, with its homes benefiting from wastewater recycling and smart energy meters (townhouses start at £38mn through Knight Frank and Savills). Meanwhile, 80 Holland Park (from £5.95mn, through Knight Frank and Savills) offers lower running costs through fixtures such as solar panels and on-demand power and heat.

The UAE government’s decision last November to introduce a five-year multiple-entry visa is an added incentive for Dubai house buyers, complementing the cosmopolitan lifestyle and competitive pricing that has not yet fully recovered from its 2014 high. According to the Knight Frank 2022 Wealth Report, prime property prices here rose by 44.4 per cent in the 12 months to December 2021, with international buyers focusing on Dubai’s most exclusive neighbourhoods such as Downtown and the Palm Jumeirah, where Knight Frank is selling Six Senses Spa residences from Dh9.4mn (about £1.9mn).

A housing shortage has been a perennial problem in Monaco, favoured haven of Europe’s super-rich, but solutions are now being found. Besides architect Renzo Piano’s tower at Mareterra, the principality’s €2bn eco development reclaiming land from the sea, there is Bay House, which is being built on the Principality’s last remaining large-scale building plot in the heart of Larvotto. Scheduled for completion in 2024, the development offers a rare opportunity to purchase one of the 56 apartments or five villas with rooftop terraces, priced from €17.5mn through bayhouse.mc, each with a private pool and large terrace overlooking the Mediterranean.

Evidence suggests a U-turn among prime-property buyers who were part of London’s great 2021 exodus to the countryside. According to Savills, the final quarter of last year was the best ever recorded for property over £10mn, and most of those buying were spending £20mn-plus. Traditionally favoured locations – such as Chelsea, Belgravia, Knightsbridge, Mayfair and Kensington – continue to be a focus, but new interest in flexi-working space and rus in urbe greenery have widened the net to areas such as Battersea and Hampstead. This year, Mayfair (where Harrods Estates is selling a mews house in Adams Row for £11.95mn) is expected to benefit once the delayed Elizabeth Line opens its Bond Street station, enabling fast, easy access to Heathrow.

Billionaires Double Down On Singapore Prime Property Buys As Demand For Luxury Homes Surge

Billionaires Double Down On Singapore Prime Property Buys As Demand For Luxury Homes Surge

Billionaires Kwek Leng Beng and Gordon Tang are buying S$965 million ($704 million) worth of prime properties in Singapore, doubling down on their investments in redevelopment sites in and around the city’s financial district amid soaring demand for luxury homes.

City Developments—controlled by Kwek and his family—said late Thursday it agreed to buy Central Square from Far East Hospitality Trust, a unit of Robert and Philip Ng’s Far East Organization, for S$315 million. The Singapore-listed developer said it plans to combine Central Square with its adjacent Central Mall and redevelop the two sites (with combined area of about 21,400 square meters) into a mixed-use office, hospitality, serviced apartments and potentially a residential component.

Developers have been stepping up the redevelopment of older properties in land scarce Singapore to tap into the soaring demand for housing in one of the world’s most expensive real estate markets. Some 4,267 new residential units were sold in the third quarter, up 23{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} from the previous three months, latest data from the government showed.

The acquisition of Central Square is expected to be completed in the first quarter of 2022. City Developments said it will pay Far East Hospitality an additional S$18 million if it gets government approval to add a residential component in the project.

“The strategic acquisition of Central Square crystallizes our master plan to shape the precinct’s transformation into a new and vibrant lifestyle hub,” Sherman Kwek, group CEO of City Developments and eldest son of Kwek Leng Beng, said in a statement. “This rare placemaking opportunity augments our role in rejuvenating the Singapore River precinct and aligns with our enhancement strategy to unlock the latent value of our matured assets.”

The redevelopment of Central Mall and Central Square is the latest project City Developments is undertaking to rejuvenate the central business district. In partnership with CapitaLand, City Developments is redeveloping the site of the former Liang Court commercial complex into a mixed-used residential, commercial, hotel and serviced apartment development. The duo sold 83{d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} of the 696-unit Canninghill Piers, which would be the tallest residential structure along the Singapore River when completed, after launching the project last month.

City Developments is among the most active developers of luxury homes in the CBD, having completed the construction of The Sail @ Marina Bay residential skyscraper in 2008, one of the first residential buildings in the new Singapore downtown. The company is also redeveloping the former Fuji Xerox Towers in the Tanjong Pagar district into a mixed-use property with office, retail, residential and serviced apartment components.

The strong demand for luxury homes in the CBD has also attracted other developers, with a consortium led by Chip Eng Seng and SingHaiyi—both controlled by billionaire couple Gordon & Celine Tang—agreeing on Friday to buy Peace Centre/Peace Mansion near the Orchard Road shopping district for S$650 million. The consortium plans to transform the 7,118 square meter site into a mixed-used commercial and residential development, subject to regulatory approvals.

The transaction comes on the heels of the acquisition in May of Maxwell House by Chip Eng Seng, SingHaiyi and Chuan Investments for S$276.8 million. The property in Tanjong Pagar will also be redeveloped into a mixed-use commercial and residential project, subject to regulatory approvals.

Sales of older properties for redevelopment have been picking up in Singapore, fueled by rising demand for housing, low interest rates and limited supply of land across the city-state. In October, a joint venture between UOL Group and Singapore Land—both controlled by billionaire banker and developer Wee Cho Yaw—won the auction for the Watten Estate Condominium in the prime Bukit Timah district in western Singapore with a bid of S$550.80 million.
