The Christmas decorations in Mary Jane Hollinsworth’s childhood property ended up nominal.

“There was a Xmas tree and a wreath,” she informed The Courier Journal. There wasn’t much to see at the household, but again then, the home windows of Stewart’s Dry Products in downtown Louisville boasted the ultimate festive feast for the eyes. “Element of Xmas was heading downtown and looking at (those) home windows,” Hollinsworth recalled.

Many years later, her enjoy for holiday getaway décor was reignited. Just one of her husband’s med school classmates invited her to a Christmas house demonstrate in St. Matthews, and she was blown away by what she saw.

“I walked into that dwelling and each room was adorned,” she said. “I was like … I’m heading to do this sometime.”

The stairs to the walkout basement at Mary Jane Hollinsworth's home features a long garland of green, gold and silver.

Hollinsworth’s festive decorating began off compact — with just one tree, as is commonly the circumstance. But each individual calendar year, her selection of Xmas objects grew. By the time she moved into her existing home in 2007, she’d amassed really an assortment. Fortunately, the new home available sufficient area, offering her a likelihood to adorn her abode just as she saw suit.

“I (decided) to use purple and eco-friendly in particular rooms, but I (needed) white, gold, and cream in my living place,” she discussed. “I’d never had that.”

Today, her residing room is anchored by a 7-foot tree on a huge gold pedestal. The excess top from the base can make the decoration appear to be extremely massive, even in a area with 12-foot ceilings.

“When we open presents on Xmas Eve and Christmas morning,” Hollinsworth reported, “all of the bows go beneath the tree, and it nevertheless seems to be fairly.”

Another of Hollinsworth’s perennial decorations sits in a corner in the kitchen. Every thing from a sunflower and a tomato to a lemon wedge and pepper adorn the plant.

While substantially of Hollinsworth’s décor was ordered from retailers around town and some area artists, there are a several Santa figures that she crafts herself — to display screen at dwelling and to give absent. Why you can, and should, sell your home in the winter

Why you can, and should, sell your home in the winter

Actual Estate

Specialists present recommendations on how to make your home glance like an inviting respite amid the chill.

InFocus Marketing
The throw on the bed and the plush rug in this condo project wintertime consolation. The 856-sq.-foot device was stated on Jan. 31 for $950,000 and bought on March 21 for $925,000, according to Beth Chandler, the listing agent. The device experienced been vacant, but by staging it, FitzGerald Home Interiors established a warm, cozy sensation, Chandler stated.

Are you contemplating about listing your dwelling, but hesitant to put it on the sector during the winter due to the fact you’ve listened to spring and summer season are the peak providing seasons?

In accordance to a Might 2022 examination of household sales around the previous 11 a long time by ATTOM, a real estate data organization, a lot more houses are marketed in Could, June, July, and August than in other months. Sellers who closed in Might, June, and July also realized premiums of 10 {d4d1dfc03659490934346f23c59135b993ced5bc8cc26281e129c43fe68630c9} or additional earlier mentioned market worth.

But that doesn’t mean you shouldn’t list your residence in the winter season if that is when you want — or need to have — to sell.

“Everyone suggests April and Could are the significant months to sell, and they are simply because that correlates with school, but what we’re acquiring now is that we’re providing a whole lot more quickly in February and March,” explained Beth Chandler, a serious estate agent at Douglas Elliman Genuine Estate in Boston. “There’s much less opposition then, and the purchasers actively wanting would fairly buy in January, February, or March so they’re in their new dwelling and can love it for the summer time.”

Considering that there is a lot less inventory on the market in the winter, there is also significantly less opposition, which is fantastic information for sellers. Plus, brokers say that people procuring through people months are more likely to acquire as properly.

“Buyers who are out trudging by cold climate and snow are pretty major,” claimed Dave Costello, a real estate broker and managing director of Advisors Dwelling/Luxury Portfolio, a brokerage in Boston. In other phrases, there are less “lookers” attending open up houses merely to check out their neighbors’ décor.

But selling for the duration of snowy months involves an agent to have the working experience and know-how to overcome challenges that really do not exist in the balmy days of summertime.

“You can definitely set discounts with each other in the winter, but there are some climate-associated obstacles you have to get the job done all over,” Costello claimed.

Below are tips from the specialists:

Make a heat, inviting environment. Sellers need to develop warm ambiance, both practically and figuratively, when potential buyers tour the dwelling. Turn on the warmth. Heat rooms not only inspire purchasers to remain lengthier but also evoke a feeling of coziness and a favourable association with the residence. Take into account lights a fire if the dwelling has a hearth. Chandler recommended getting a soccer game participating in on the television or cartoons on for the young children. “It’s critical for people to be capable to consider themselves in the house,” she claimed.

Consider qualified staging. In its 2021 Profile of Dwelling Staging, the National Association of Realtors noted that 82 per cent of buyers’ agents explained that staging a house manufactured it a lot easier for a consumer to visualize the assets as a long term property. Certainly, correct staging can make all the variance, specially in a vacant home. Barb FitzGerald, a residence stager with FitzGerald House Interiors in Needham, just lately staged a vacant just one-bedroom rental in Boston that was stated for $950,000. She utilised rugs and throws to warm up the vacant unit, as very well as pictures that confirmed a happy household experiencing the residence. “It all boils down to generating it as homey as achievable devoid of muddle,” she explained.

Safeguard the house. Safeguard the house in opposition to snow-covered boots and muddy sneakers. Make positive there are door mats at entrances, and depart a observe asking that people eliminate their boots. You can even provide disposable booties.

Eliminate snow and ice. Make absolutely sure driveways and walks are distinct of snow and ice, not just for aesthetics but also to assure that company can conveniently and safely and securely get from their cars into the property.

‘Buyers who are out trudging via cold temperature and snow are quite major.’

Dave Costello, Advisors Living/Luxurious Portfolio

Really don’t dismiss suppress enchantment. Sure, it is probable your property will be included with snow if you are selling it in the wintertime, but do what you can to improve the exterior. Illuminate pathways, and make sure uncovered locations have refreshing coats of paint. Screen pictures of the assets in the spring and summer, exhibiting off the landscaping. Put sleds and snow shovels in the garage, and retail outlet holiday getaway decorations.

Get documentation. Property inspections can be hard in the winter. The roof may perhaps be included with snow, and the air conditioning can’t be analyzed. Costello advised that sellers present photos of appropriate systems to the inspector, as perfectly as documentation of the age of the roof, air conditioning, drainage program, or sump pump, as properly as their assistance historical past to display that the methods have been well preserved. He also mentioned a lot of consumers have worries about the price tag of home heating oil as effectively, so sellers should really disclose the age of the boiler, as perfectly as the typical expense to fill it and how lots of instances it’s stuffed every winter.

Remodeling Your Home? Consider These 10 Ways to Incorporate Recycled Materials

Remodeling Your Home? Consider These 10 Ways to Incorporate Recycled Materials

Home remodeling is a $400 billion industry, with about 1.123 million new single-family homes built in the United States last year, and experts say that both figures are on the rise. This growth requires billions of tons of concrete, steel, drywall, and other building materials, all of which require a tremendous amount of energy to extract, transport, and dispose of in landfills. According to the Environmental Protection Agency, construction has a major impact on the environment: It causes greenhouse gas emissions; air, water, and land pollution; energy and water consumption; and land and habitat loss.

When you’re updating your space, choosing sustainable home décor brands and recycled materials for renovation projects can reduce waste and environmental impact. The future of recycled plastic in construction, for example, is very promising. A recent report found that the global recycled plastic market is predicted to surpass $77 billion by 2030.

Whichever area of your home you’ll be redoing next, there’s a way to lessen the impact these improvements have on the environment (and when you’re done renovating, also try to recycle or donate unused or discarded materials to help close the product cycle loop). Ahead, discover some of the coolest home-improvement products on the market that are made from recycled materials.

1. Flooring

With so many eco-friendly options available, including those that use recycled materials, flooring is one of the easiest ways to green a home. One trend is to salvage wood from dilapidated barns and turn it into decorative flooring. While it’s a charming look and perfect for a modern farmhouse styled-home, you’ll want to make sure the old wood has been properly treated so that it won’t emit toxins into your home.

Another checks-all-the-boxes, eco-friendly flooring option is recycled cork: It’s sustainable, moisture-resistant, and absorbs sound. Companies like Jelinek Cork Group collect hundreds of thousands of used wine corks each year to develop versatile cork flooring, and they seal it with a polyurethane surface finish to make the cork more durable and easy to clean.

Home renovators who want a softer feel underfoot can opt for recycled carpet, which is relatively easy to find at local flooring and home-improvement retailers. Mohawk’s Everstrand line, for example, is made from up to 100 percent post-consumer recycled content. Recycled rubber flooring tiles, like FlooRX’s Precision Lock Rubber Floor, work really well for home gyms and playrooms.

2. Countertops

With a number of companies offering eye-catching countertops made from recycled materials, it is easier to go green in the kitchen and bathroom. Many of the products on the market are attractive, modern, and colorful—homeowners won’t be sacrificing style when they opt for sustainable countertops.

IceStone creates stunning countertops made from recycled glass, Portland cement, and nontoxic pigments. They also have a product called PaperStone, which is a heavy-duty, nonporous surface made from 100 percent post-consumer recycled paper coated with a petroleum-free resin.

Vetrazzo (see photo above) and Curava also offer unique-looking, dramatic countertops made from pre- and post-consumer recycled glass, including old traffic lights, jars, windshields from cars, and architectural glass.

3. Roof Shingles

Need to replace a leaky roof? A few innovative companies are manufacturing roof shingles made of recycled materials. Malarkey Roofing Products manufactures roof shingles by upcycling rubber and plastics. According to their statistics, each roof diverts the equivalent of about five tires and 3,200 plastic bags from landfills.

GAF, a Standard Industries company and the largest roofing and waterproofing manufacturer in North America, offers the industry’s first asphalt roofing shingles containing recycled material from post-consumer and post-manufacture waste shingles.

4. Deck

Wood decks are the standard in residential construction, but they do have their disadvantages. They require regular maintenance, and if they are not sealed they can weather and rot over time.

While there isn’t really an alternative to wood for the deck structure, a popular alternative for decking and railing is recycled plastic, and there are plenty of choices on the market. TimberTech claims to have kept 500 million pounds of waste and scrap out of landfills last year with their environmentally sustainable outdoor living products including decking. NewTechWood builds decks using 95 percent recycled materials including plastic bottles and reclaimed wood fibers.

Another composite decking brand, Trex, combines reclaimed wood with recycled plastic film and other recycled components ranging from dry cleaner bags, sandwich bags, newspaper sleeves, and shopping bags. Fun fact: the average 500-square foot composite Trex deck contains 140,000 recycled plastic bags.

Even though composite decking diverts plastic out of the waste stream, it has a few disadvantages to consider: Composite decking can get extremely hot in direct sunlight and be very uncomfortable on paws and bare feet. It also tends to cost more to install than wood decking.

5. Paint

One of the simplest ways to incorporate a recycled product into your home renovation is to choose the right paint. For years, companies like Sherwin-Williams have been producing water-based paint from recycled bottles and soybeans, safer chemical building blocks according to the Environmental Protection Agency.

Amazon Select Paints are eco-friendly latex paints. Made from recycled surplus paint that’s collected from government buildings, businesses, and consumers, it’s available in 20 hues. Recolor is another company that offers premium quality recycled paints collecting unused paint that is otherwise destined for the landfill.

Show off sustainability to the neighbors by choosing recycled pavers for your driveway and pathways. Plasphalt is produced by substituting a portion of conventional aggregate in asphalt pavement with treated recycled plastic. The plastics are collected through the recycling process, treated, and then shredded into ground plastic material.

FILTERPAVE is a company that uses post-consumer recycled glass and stone aggregate to produce attractive porous pavers in a variety of colors. PAVERRECO takes used plastic, glass, and porcelain to manufacture pavers and tiles made from 100 percent recycled materials.

7. Bricks

There are a few ways that bricks can be made out of recycled materials, and the most prevalent is not at all a new concept: Clay bricks typically have a lifespan of 500 years, which means they can be reused for multiple building projects. They can also be crushed into dust and then remade into new bricks. There are also companies producing bricks out of recycled materials: ByBlock from ByFusion is made entirely from repurposed, recyclable plastic waste and can be used in lieu of concrete blocks.

8. Insulation

Adding sufficient insulation in the attic improves energy efficiency, and can help homeowners save up to 10 percent on annual energy bills. But you can make an even bigger impact by choosing types of insulation made from recycled materials, such as cork, newspaper, cellulose from recycled paper, wool, and even denim.

Consisting of 80 percent post-consumer recycled denim and recycled carpet fibers, the company that makes UltraTouch Denim Insulation collaborates with major clothing retailers to collect old jeans, and then transforms them into insulation. Fiberglass insulation manufacturers are getting eco-conscious, too: Knauf R-30 EcoBatt fiberglass insulation, for example, is made with at least 50 percent recycled glass content.

There are many opportunities to incorporate recycled materials when constructing and decorating your home’s framing and walls. For starters, using recycled steel or steel made from recycled content can make a huge difference in a home’s environmental footprint.

Steel is the most recycled material on the planet. Once produced, it can be continually recycled into new steel products. All steel currently produced in the United States contains recycled content—some steel products are 100 percent recycled. Those who want their homes to have an industrial vibe might consider finishing their walls with recycled products like cork, Ashcrete, and ByBlocks.

Two other companies to consider for eco-friendly pipes are Advanced Drainage Systems and Polypipe.
