Kristen Brittingham wasn’t fully enjoying her dream house.

She worked a job that required her to travel three days a week, taking her away from her family and their three-story house, located just off the marsh and tucked away in a quiet North Charleston community.

But then the 2020 spread of COVID-19 suspended her travel and forced Brittingham to work from home. That’s when she saw that her house needed some improvements.

“When you’re home that much … you start looking at your house and noticing things,” she said.

Brittingham isn’t alone.

North Charleston considers its first short-term rental regulations

According to the Hearth Home Improvement Index — which examines the number of applications for home improvement loans on gethearth.com — homeowners in South Carolina have significantly increased their rate of home improvement project creation and are prioritizing pandemic-themed projects related to interior remodeling, windows and doors, fencing and decks, landscaping and solar panels.

Nationally, South Carolina comes in at No. 11 of the top 20 states with the most home improvement loan applications, according to Hearth. Wyoming, Texas and Florida top the list of those receiving a big boost in home improvement projects, in addition to several Southern states.

Dago Garcia with Hearth said the increased number of home improvement projects is a result of people wanting to make changes after spending more time in their houses during the pandemic.

Homeowners have been able to save money by traveling less, and many have invested those extra funds into home renovation efforts, Garcia said.

In South Carolina, areas seeing the largest number of home improvement loans include HVAC, roofing, general contracting and fencing.

Landscaping has the largest average loan amount at $15,563, according to Hearth. Construction loans had the second-largest average amount at $10,120 per loan.

“People are taking a lot of pride in their yards,” Garcia said.

Also, people are seeking to benefit from the red-hot sellers market by improving their properties to get desired sales prices, Garcia said.

“People are seeing it as an opportunity to make a change for themselves,” he said.

Brittingham’s home renovations included some minor fixes, like replacing ceiling fans and light fixtures. She also touched up some spaces with paint.

Her Park Circle house also saw some larger renovations.

Brittingham refinanced her home last year after interest rates dropped, providing her with the funds to put a 6-foot-wide, 47-foot-long infinity pool. Bar stools in the pool allow people to take a break from swimming and sit at the deck.

Brittingham struggled to find someone to do the renovation work.

She reached out to the pool company in May 2020 but didn’t have her project finished until July 2021 because of the difficulty in finding a contractor to install the pool.

“They are definitely shorthanded in the pool industry,” she said.

As more people improve their homes, local homeowners are experiencing challenges in finding contractors.

In 150th year, North Charleston's oldest neighborhood squeezed by new development

Tristan Tahara moved from North Charleston’s Brentwood neighborhood to Park Circle in May. Shortly afterward, he began searching online for a contractor who could expand one of the rooms into a master bedroom.

Tahara went through 10 contractors before he found someone to do the work. All of the contractors either didn’t respond, or scheduled dates and then never showed up.

“It was very frustrating,” Tahara said.

Tahara isn’t looking to just create more space in his house. He also wants to address environmental problems.

In addition to expanding his bedroom, Tahara also plans to create a French drain at his house to help mitigate flooding.

With concrete plans, you will be well prepared to make a properly-educated selection on the best location to devote.

Below, I’ll guideline you by the pros and disadvantages of spots you can spend in, plus further variables to look at when purchasing a rental.

Styles Of Parts To Invest In

Soon after finalizing your assets financial investment targets, it’s essential to dissect the positives and negatives of purchasing in sure areas. Take into account components these types of as organic metropolis growth, the renter pool in faculty cities as opposed to senior communities and the results a higher-tourism spot has on a rental property’s achievement, together with further pros and cons.

City Vs. Suburban

Urban and suburban areas could not be more distinctive, but is a single always improved than the other in phrases of assets investment?

The professionals of investing in an city spot consist of a frequent inflow of renters, shorter vacancies, attractive amenities and attractions, possible tax breaks for historic properties and a reduced depreciation charge. The cons of investing in an urban location involve the point that it truly is an pricey market to enter, parking can be tricky, there are generally better criminal offense premiums and urban places are not normally relatives-welcoming.

When it arrives to suburban parts, the pros involve low tenant turnover, a much more reasonably priced market place, family-pleasant spots, fewer wear and tear and, usually, a decrease crime amount. As for the drawbacks, investing in a suburban property can necessarily mean a more compact inhabitants of renters, extended vacancy situations and considerably less assortment in attributes.

College or university Towns Vs. Senior Communities

School towns and senior communities are each rental marketplaces that attribute a niche team of renters. Whilst working inside Good Housing Regulations, understanding the style of tenant you would like to lease to is another important thought.

There are quite a few professionals of investing in a university town, which include a continuous influx of renters, secure rent charges and house appreciation, uncomplicated rental advertising and marketing to your focus on current market and, usually, mother and father serve as co-signers, guaranteeing a reliable income movement. But investing in a higher education town also usually means large tenant turnover in the course of the off-period, extra use and tear and a significant-maintenance financial investment (e.g., noise issues, roommate disputes, etcetera.).

As for senior communities, the professionals contain maintenance protected by an HOA, effortless rental advertising to your concentrate on market place, a peaceful local community, much less don and tear, reduced tenant turnover and fascinating locations. The downsides of investing in senior communities incorporate significant regular monthly HOA fees, a more compact renter pool and restricted financial commitment prospects.

A single of the main objectives of assets expenditure is achieving the most effective possible return on your expenditure. For some, this may well signify opting for a short-term rental more than a extensive time period. Irrespective of whether or not you intend to have a brief-phrase or long-expression rental, you really should consider the pros and disadvantages of investing in properties inside of high- and very low-tourism regions.

The pros of buying home in significant-tourism parts include things like a frequent inflow of renters (the two extended-expression and small-time period), appealing facilities and points of interest and the means to very easily move between a very long-expression and small-expression rental agreement. On the other hand, investing in holiday locations most likely signifies a scaled-down inhabitants of extensive-phrase renters. It is also an high-priced market place to enter, with substantial tenant turnover primarily based on seasonality and a significant probability of put on and tear.

Non-holiday vacation locations are likely to consist of additional affordable properties, experience considerably less put on and tear and have a bigger population of lengthy-time period renters. On the other hand, there is considerably less versatility shifting between shorter- and very long-time period rental agreements and not as a lot of attractive neighborhood points of interest.

Other Vital Things To Think about

Even though it is important to consider precise area kinds, there are a number of added components to analyze when deciding wherever to make investments. These variables consist of:

• Cost-To-Lease Ratio: A superior price tag-to-hire ratio can be an important indicator of a lucrative authentic estate expense market. The price tag-to-lease ratio is calculated by dividing the average price of a house in a distinct space by the ordinary expense of annual hire in that same area. A score previously mentioned 16 signifies that it’s extra cost-effective to rent than to obtain. Even so, it’s significant to comprehend that incredibly higher ratios (25+) may perhaps signify houses are overvalued or even section of a larger asset bubble.

• Housing Marketplace Growth: A industry displaying indications of progress really should capture your eye as an trader. Be certain to do your investigate to avoid housing bubbles that may possibly finally burst, producing you to shed funds in the very long operate.
